Update on the Ballymore Edgware development

The Ballymore application (ref. 24/2686/OUT) — 25 tower blocks of up to 29 storeys, with demolition of Edgware bus station and bus garage and an untested underground electric bus garage beneath the homes — has now cleared its two main planning stages.

In July 2025, Barnet Council's Strategic Planning Committee approved the outline application by six votes to three. All six Labour councillors voted in favour; all three Conservatives voted against. In March 2026, the GLA declined to intervene, stating there was "no basis" to do so — despite nearly 7,000 objections, a Barnet record, and a London Fire Brigade objection that has never been withdrawn.

SOE and the ECA wrote to the Secretary of State calling for the application to be called in for independent review. The following elected representatives also wrote in support:

  • Bob Blackman MP — Harrow East, Chair of the APPG on Fire Safety
  • Cllr Marilyn Ashton — Chair of Planning, London Borough of Harrow, on behalf of Harrow Council
  • Hina Bokhari OBE AM — Liberal Democrat, Chair of the London Assembly Fire Committee
  • Cllr Lucy Wakeley, Cllr Nick Mearing-Smith and Cllr Shuey Gordon — Conservative, Edgware ward, Barnet Council
  • Former Mark Shooter — Leader of Reform UK, Barnet Council
  • Former Nitin Parekh — Labour councillor for Edgware ward, Harrow Council

We are also preparing the grounds for a legal challenge. The LFB's fire safety objection, the diversion of £41.5 million of public CIL funds to Ballymore, and serious procedural defects all remain live issues.
